Kelpak

Project Details:

Kelpak (Head office and Factory)
Value: R 63.2m
Date: May 2023
Client: Propcell (Pty) Ltd
Architect: Smuts & Boyes Architects

Isipani Construction completed a new head office and factory facility for Kelpak in Capricorn Park, Muizenberg, Cape Town. Built on an 11,032 m² site, the development comprises 5,936 m² of gross building area, including a 554 m² first-floor office and plant component above a 5,382 m² ground floor housing the factory, processing and ancillary areas.

The works were structured in sections to suit the client’s operational requirements. The office component was finished to a complete specification including all wet services, electrical, air-conditioning and plumbing, while the factory area was completed with floor and wall finishes together with electrical, mechanical, plumbing and drainage installations, allowing for the installation of process plant equipment by a direct contractor. Enabling works included full site clearing, bulk excavation and platform filling ahead of the main build.

The build incorporated reinforced concrete foundations, ground and first-floor slabs, a dock leveller installation, and concrete staircases, supported by structural steel and sundry metalwork packages. Waterproofing and movement joint systems were applied throughout to safeguard the building envelope.
Coordination across multiple subcontracted trades and direct contractors — including aluminium installation, mechanical and electrical works, and specialist floor finishes — was managed to align with Kelpak’s phased occupation requirements, supporting the client’s operations in Atlantis
