Deli Spices is a multi-functional industrial project on Berti Avenue, in Epping Industria, and was completed for an international client, MANE.

The contract brief was to transform an existing warehouse and convert it into a double storey innovation centre with offices and laboratory facilities. All the existing building’s interior structures had to be demolished before concrete could be cast for new bases and columns to support a 1,600m² concrete deck.

On completion the building had a total gross area of 3,500m² across two floors, with offices, meeting rooms, sampling booths, a forty-seat auditorium, and serving kitchen for food demonstrations, as well as several high-tech laboratories.

The project had many defining features. The exterior of the building was clad in grey aluminium that allowed filtered light to enter the offices spaces. The undulating apertures of various sizes mimicked MANE’s slogan “We capture what moves”. A polyurethane flooring system was also installed. This hygienic resin-based flooring system is often used in facilities that process food as it is able to meet very high sanitation standards. The building’s HVAC design had a lot more features than most standard buildings, including a chilled water system and AHU with enhanced extraction capabilities for the air system.

The building’s exterior was constructed with a wrap-around aluminium sun screen to keep the interior spaces cool in hot weather. Installing the HVAC system and other specialist
services in a very limited ceiling space required a high level of coordination; team work became very important given the large number of subcontractors on site.
