1 Osborne Road is a premium commercial office development located on the corner of Osborne Road and Cavendish Avenue in Claremont, Cape Town. The building comprises six basement parking levels, a ground-floor retail and back-of-house area, seven office floors, and a concrete roof slab.

Designed to a high specification, the development features modern office spaces, high-quality lift lobbies with three passenger lifts servicing the building, and ablution facilities on each floor. The property has been developed to the full extent of its boundary lines, maximising the available
footprint within a constrained urban environment.

The project was constructed within an established residential area, presenting several logistical challenges, including lane closures, restricted access routes, controlled working hours, and ongoing engagement with neighbouring residents. Careful planning and coordination of resources, deliveries, and material handling were critical to maintaining programme requirements and minimising disruption. Sidewalk areas were strategically utilised for temporary site offices, tower
crane operations, and material storage due to the limited site footprint.

Prior to Isipani Construction taking possession of the site, the piling and lateral support works had been completed by the De Klerk Group under a direct contract with the client. The drainage layer, sump structures, and collection chambers had also been installed before construction commenced. A significant early milestone involved the construction of a 1,000 m² reinforced concrete raft foundation, measuring 1 metre in depth, and incorporating more than 130 tonnes of reinforcing steel, predominantly Y32 and Y25 bars. This robust foundation formed the base for the multistorey structure above.

The project was successfully completed in August 2023, delivering a modern commercial building that contributes to the ongoing growth and development of the Claremont business district.
